What Is a Soakaway and How Does It Fail | Spot
Soakaways silt up quietly and flood dramatically. A Solihull drainage engineer explains how they work, why they fail, and what to do about it.
Standing water on your lawn after rain is one of those things that starts as an inconvenience and ends as a problem you can't ignore. If your garden stays boggy for a day or two after a decent downpour, or a gully at the side of your house backs up and spills across the drive, there's a reasonable chance your soakaway is the culprit. Most homeowners haven't thought about theirs since the day they moved in. Some didn't know they had one.
Here's what's actually going on underground.
What a soakaway is and what it's supposed to do
A soakaway is a pit, buried in your garden, that collects surface water from gutters, drives, patios or land drains and lets it percolate slowly into the surrounding soil. Nothing complicated. A hole filled with rubble or a plastic crate structure, wrapped in geotextile membrane, with a pipe feeding it from your downpipe or gully.
Building Regulations (Approved Document H) have shaped how they're designed since the 1990s. Older ones tend to be simple rubble-filled pits. Newer installations often use polypropylene crate units, which hold more water per cubic metre and resist compaction better. Either way, the principle is the same: catch the water quickly, release it slowly.
They're common across Solihull, particularly on properties built between the 1960s and 1990s in areas like Shirley, Olton, Lode Heath and Hillfield, where the clay-heavy ground meant separate surface water drainage was standard. If you're in Knowle, Dorridge or Balsall Common, there's a good chance your garden soakaway has been there longer than you've owned the house.
How they fail, and why it's almost always silt
Soakaways don't usually fail suddenly. They silt up over years, sometimes decades, until one wet autumn they stop coping.
Every time rainwater runs off a roof, a drive or a path, it carries fine particles with it. Grit, organic debris, tiny fragments of algae and moss. The geotextile membrane is supposed to filter some of this, but membranes don't last forever and fine silt passes through them regardless. Gradually, the voids in the rubble or crate structure fill with sediment. The surrounding soil, already under load, loses its capacity to absorb water at the rate the soakaway is delivering it.
A few specific failure modes worth knowing:
- Siltation of the inlet pipe. The pipe feeding the soakaway can partially block, slowing inflow. The soakaway might still work, but badly, and the gully above fills up in any heavy event.
- Membrane collapse or bypass. If the geotextile tears or was installed poorly, fine soil migrates into the crate structure and voids fill from the outside in.
- Tree root ingress. Soakaways create a permanently moist environment. Roots find them. Once inside a crate-type soakaway, roots can displace the structure and collapse the void space entirely.
- Ground saturation. In a wet winter, the soil around the soakaway reaches field capacity. There's nowhere for the water to go. The soakaway fills and sits full until the ground dries. This isn't strictly a failure, but it behaves like one.
- Undersized original installation. Older soakaways were sometimes dug to a rule of thumb rather than a percolation test. If your property has been extended or the drive has been paved over since the soakaway was put in, the catchment area feeding it may have doubled while the soakaway stayed the same size.
The warning signs
None of these are subtle once you know what to look for.
Boggy patch in the lawn, same spot every time. The soakaway is sitting full and water is wicking upward or outward into the surrounding ground. The grass above it may be lusher or more yellowed than the rest, depending on the season.
Surface water standing for longer than 24 hours after rain. Properly functioning soakaways in Solihull clay conditions should still clear within a day in most weather. Longer than that suggests the percolation rate has dropped significantly.
A gully overflowing in heavy rain. If the inlet pipe or the soakaway itself can't take the volume, water backs up through the gully. You'll see it sheet across a driveway or pool against a wall.
Damp appearing in a garage or outbuilding floor. If the soakaway sits close to a structure and is overflowing underground, the water finds the path of least resistance. Sometimes that's through a concrete floor.
Gurgling from a downpipe gully. Not a definitive sign on its own, but worth noting alongside any of the above.
What can actually be done
This is where I'd rather be honest than vague. The options depend on the size of the original soakaway, the ground conditions, what's feeding it and how badly it's failed.

A CCTV survey of the inlet pipe tells us quickly whether the pipe itself is the problem or whether the soakaway beyond it is. We can also run a simple percolation check on the surrounding ground. Between those two things, we can usually tell you within an hour of arriving whether you're looking at a pipe jet and a gully clean, a soakaway replacement, or something more involved.

One thing worth knowing before you dig
Building Regulations require soakaways to be at least five metres from a building and at least two and a half metres from a boundary. If your existing one is closer than that, a replacement needs to go somewhere else in the garden. On smaller plots in Chelmsley Wood or Marston Green, that occasionally causes a problem worth planning around before you start.
Also: if you're in Castle Bromwich or Kingshurst and you're connected to a combined sewer, you may not have a soakaway for surface water at all. Your gutters might go to the public sewer, which is a different conversation with Severn Trent.
